Scope of Work
Construction
of New Residential Homes - lowset and highset dwellings on benched, sloping, elevated and filled
blocks, generally consisting of 2-5 bedrooms, slab on ground or timber floors,
tiled or metal roofs to 25 degree pitch, with construction times of 20-30
weeks. (Please see Site Plans for exact
details). Work will be subcontracted.

Subcontractors are ultimately a key component of the quality and success of our
business and products so contact details will not be readily disclosed. Should you require to contact one of our
subcontractors please contact the Supervisor – Shane Rayner

When
leveling sand on the bottom of an excavation for water tanks or septic
systems, the excavation must be large and stable. Entry to the excavation is only permitted
once the tank is in place if the spacing between the tank and excavation wall
allow easy escape in an emergency. |
Common Plant
NB: If not specified below, the Principal
Contractor has made no provisions, if you have further requirements they will
need to be covered in the Work Method Statement.
Temporary Work Platforms
·
Quick stage scaffolding will be provided for all brickwork, highset carpentry and painting.
·
Quick stage scaffolding (675kg per bay) will be provided
with guard railing, compliant with appropriate scaffolding standards, erected
by a competent person.
·
Before using the scaffold sub trades will check its
effectiveness at preventing a person from falling and if defective, will have
it rectified before use.
·
Scaffolding with platforms below 4 metres
will be erected by a competent person and where the platform is 4 metres or above the scaffold will be erected by a certified
scaffolder.
·
Hanging Bracket Systems will be provided for all fascia
gutter and roof applications, inclusive of 3 board wide platforms.
·
Hanging bracket systems are provided with guard railing and
will comply with any appropriate standards.
Ozset Homes will ensure that the competent
person has checked the adequacy of the structure supporting that hanging
bracket system and where necessary added strengthening that ensures that system
complies with the manufacturers’ requirements and/or an engineer’s written
instructions.

Before using the hanging bracket system Ozset
Homes will check its effectiveness at preventing a person from falling and if
defective will rectify before using.
Hazardous Substance
·
Ozset Homes MSDS
Registry for Hazardous Substances (online – www.ozset.com.au)
·
Before using, the subcontractor will provide a copy of the
hazardous substances MSDS to Ozset Homes for registry
purposes.
·
Hard Copies of Hazardous Substances MSDS’s
will be in the Site Folder for the job.
Where Installing or Working on Roof Framing
·
Ozset Homes will
check and ensure that spacing between members that are fixed into place and
used to support weight does not exceed 600mm.
·
Ozset Homes will
use temporary sheeting or mobile scaffold to form a working platform on the
members and will check its effectiveness at preventing a person from falling
and if defective will replace or rectify before using.
·
Where trusses that are fixed into place and used for support
are spaced at greater than 600mm centres, Ozset Homes will perform a check to ensure that the risk
has been controlled by intermediate ceiling rafters that have been previously
fixed into place between the trusses to reduce the gaps to not more than 600mm.
·
Where trusses are fixed into place and used for support are
spaced at greater than 600mm centres, Ozset Homes will perform a check to ensure that the risk
has been controlled by roof battens placed at right angles to trusses at not
more than 4500mm centres.
·
Ozset Homes will
use sheeting material or mobile scaffold to form a temporary platform to
completely cover an open stairwell or other void and will check its
effectiveness at preventing a person from falling and if defective will replace
or rectify before using.
·
Ozset Homes will
use a standard complying catch platform immediately below the working area on
the framed structure, such as a scaffold platform or similar deck type
structure and will ensure our people remain above the platform.
Where Standing/Erecting External Wall Framing above 3 Metres
·
The fixed wall frames will be used as edge protection.
·
Where there is no active wall frame a visual barrier will be
placed 2 metres from the edge of the floor as a
warning not to approach too close to the edge.
·
Where scaffolding is provided, the scaffolding edge
protection will be used in the proper manner and will not be altered unless
undertaken by a competent person.
·
Edge Protection shall be investigated that it still appears
safe prior to use, if it appears defective, request rectification prior to use.
Using Ladders or Stair Access
·
Before using a ladder provided by others, subcontractors
will check that it is placed on a level base at an angle between 70 –80 degrees
or a ratio of 4 vertical to 1 horizontal; extended at least 1m beyond the
access point; secured at the top and/or bottom; placed a minimum of 3m away
from the overhead electrical cables and no longer than 6.1m single ladder or
7.5m extension ladder. (Electrician’s
extension ladders may be 9.2m).
·
Subcontractors providing their own access ladders must be
rated industrial (120kg)
Working on a Roof
·
Ozset Homes will
use edge protection and/or stage scaffolding that is provided as our fall
protection around the roof perimeter or applicable part of the roof.
·
For roofs with a slope of 26 degrees from the horizontal and
below, the platforms will be no more than 1 metre
below the adjacent roof edge.
·
For roofs with a slope above 26 degrees from the horizontal,
the platform will be not more than 300mm below the adjacent roof edge.
·
Subtrades will not
alter or remove fall protection provided, unless undertaken and reinstated to
appropriate standards by competent person.
·
Before using the scaffold subtrades
will check it is configured correctly, its effectiveness at preventing a person
from falling and will not alter or remove guardrailing
so provided. If defective, request
rectification before using.
Subcontractor
Management
·
Subcontractors will submit to the Principal Contractor a
specific WPH&S work method statement for high-risk activities before
starting work on site.
·
Subcontractors will meet with the Principal
Contractor to discuss and concerns with WPH&S about the site prior to work
starting.
·
Subcontractors will make reasonable additions to their work
method statement as requested by the Principal Contractor.
·
Subcontractors will contact the Principal Contractor
immediately following any incident, injury, near miss, emergency or incident
involving any person, including an employer, self-employed person, worker or
member of the public.
·
Subcontractors will discuss with the Principal Contractor
immediately with any identified workplace risk unsatisfactorily controlled.
·
Subcontractors will complete all activities in a safe and
healthy manner and in accordance with the requirements of the Principal
Contractor, subcontractor work method statements and the workplace health and
safety legislation.
·
For Subcontractor Minor WPH&S Issues identified by the
Principal Contractor, the Principal Contractor will give the Subcontractor
verbal direction of the issue and the Principal Contractor’s expectation of the
Subcontractor to rectify.
·
For Subcontractor Major WPH&S breaches identified by the
Principal Contractor, the Subcontractor will be required to stop work and will
be issued a warning detailing the issue and the controls expected. Work will re-start when adequate safety
controls have been implemented.
·
For Subcontractor Ongoing WPH&S breaches identified by
the Principal Contractor, the Subcontractor will be directed to cease work due
to a breach of contract.
Public Protection Controls
·
The principal contractor has identified that control
measures must be implemented to exclude the public, particularly children, from
being exposed to the construction site risks by clearly displaying signs
identifying the site as a construction site and unauthorised entry is
prohibited.
·
A spotter will guide vehicles or equipment reversing onto or
off the site, so that workers aren’t driving blindly into areas where there may
be pedestrians.
Site

Amenities
·
Trades will adhere to the control measures and practices
stipulated in the Ozset Homes Construction Safety
Plan and those detailed in the Work Method Statements.
·
Trades will report all incidents, injuries and emergency
situations to the principal contractor.
·
Trades will provide a first aid kit adequate for the
injuries likely to be incurred performing work of that trade.
·
Trades will ensure they conduct themselves at all times in a
manner of proper workmanship and care for the effective safety of themselves
and others on the site.
·
Trades will encourage the use of good manual lifting methods
where it is reasonable for manual lifting to be conducted.
·
Trades will ensure mechanical lifting devices comply with
industry standards and are used only in a manner compliant with the supplier’s
instruction.
·
Trades performing excavation activities will identify the
location and type of underground services before excavation work starts.
·
Trades will avoid working above others.
·
Trades that work on a site before mains water is connected
will carry water with them for drinking and washing.
·
Trades Deliveries and Stockpiles shall be stored in a safe
manner in a location as to not interfere with work in progress.
·
Trades will place all food scraps, papers, cans or bottles
in the proper waste areas provided.
·
Trades will place all rubbish, debris, waste and surplus
materials in locations nominated by the Supervisor.
·
Trades will not allow alcohol to be consumed on, in or about
the workplace.
·
Trades will not complete any work on, in or about the
workplace if under the influence of alcohol or drugs.
·
Trades will refrain from using loud or offensive language
on, in or about the workplace.
·
Trades will not drive at an unsafe speed or in any
in-considerate manner within the site limits or at or around the workplace.
·
Trades will abide by traffic laws and will position their
vehicles thoughtfully and practice good road safety with respect to themselves,
other workers and the general public/community.
·
Trades will use the toilets provided on site.
·
Trades will ensure workers wear correct PPE during specific
work activities.
·
Before using or storing hazardous substances on site, a copy
of the MSDS is provided for the register and work method statement agreed to.
·
Trades will ensure all personnel are trained in the plant
and equipment being used including holding required certificates or licenses.
·
Trades will not assemble, alter or remove any safety equipment
without specific approval.
·
Trades will ensure only authorised personnel access the
site.
·
Trades will ensure work areas are kept clean and access ways
free from hazards at all times.
·
Trades will ensure electrical equipment is inspected and
tagged at intervals not exceeding 3 months and maintained in locations where
they are not likely to be damaged or create a trip hazard.
·
Trades will ensure that the equipment they are using is to
an industrial standard and in a safe condition.
It is to be used in accordance with the manufacturers
instructions and appropriate Australian Standards. No Safety Guards have been removed.
·
Trades will not use electrical equipment that is damaged and
exposing single insulation.
·
Trades will not piggyback leads or use double adapters on
site.
·
Work 3m or above will require a means of fall protection.
·
A spotter will guide vehicles or equipment reversing onto or
off the site, so that workers aren’t driving blindly into areas where there may
be pedestrians.
